  • We do not allow self showing access via lock box as we feel its important to meet prospective applicants face-to-face. 
  • Extensive tenant screening including credit report, credit score, eviction, criminal, terrorist, sex-offender, employment and rental history background checks. 
  • Comprehensive lease administration that includes a thirty-five (35) page+ rental lease agreement and a six (6) page tenant signed detailed Move-In inspection report all emphasized on litigation prevention. 
  • Pet Screening profile requirement during the application process to establish whether applicant has a pet or not.
  • Renters Insurance Requirement for all new tenants naming property owner as additional interest. 
  • Owner notification of all maintenance requests as received from tenants.

*Property Management of Single Family Homes, Town Homes, Condominiums and 2 to 4 units is 8% of the monthly rent or 7% if the monthly rent exceeds $4500.00 ($175.00 per month minimum).


*Property Management of Multifamily Housing at one location with 5 to 15 units is 6% of the monthly rent.


*Property Management of Multifamily Housing at one location with 16 units or more is 5% of the monthly rent.

The only other fee you pay is a Leasing Fee of $450.00 which includes paid advertising each time a new tenant is placed into your vacancy and $125.00 to Renew Leases each year as updated leases keep tenants in compliance with new rules, regulations and laws as they change from year to year.


The monthly management fee and leasing fee take effect only after we have secured qualified tenant(s) and income on the property has begun meaning we only get paid when you do.
