As a Property Owner what can you expect to Pay for Monthly Property Management and for Leasing your property?


*Property Management of Single Family Homes, Town Homes, Condominiums and 2 to 4 units is 8% of the monthly rent or 7% if the monthly rent exceeds $4500.00 ($175.00 per month minimum).


*Property Management of Multifamily Housing at one location with 5 to 15 units is 6% of the monthly rent.


*Property Management of Multifamily Housing at one location with 16 units or more is 5% of the monthly rent.

The only other fee you pay is a Leasing Fee of $450.00 which includes paid advertising each time a new tenant is placed into your vacancy and $125.00 to Renew Leases each year as updated leases keep tenants in compliance with new rules, regulations and laws as they change from year to year.

The leasing fee includes:

  • Project management of all work necessary to prepare your property for rent.
  • Marketing of your vacant property to over 30+ websites including paid premium sites that consist of professional looking photographs and a comprehensive written description of the property, its amenities, common area features if applicable and what the surrounding neighborhood and community have to offer.
  • In person property tours with prospective tenants.
  • We do not allow self showing access via lock box as we feel its important to meet prospective applicants face-to-face.
  • Extensive background screening checks that include a credit report, Credit score, eviction report, criminal record search, terrorist record search, sex-offender record search, employment verification and rental history background checks.
  • Origination and execution of a thirty five (35) page+ lease agreement along with a detailed tenant signed 6 page move in inspection report.
  • Verification Tenants have in place a renters insurance policy naming property owner as additional interest prior to occupancy.


Unlike other property management companies, we DO NOT CHARGE for startup fees, advertising fees, routine property inspection fees, coordinating maintenance fees, year-end tax form preparation fees, coordination of insurance claims fees or insurance related repair fees.


The monthly management fee and leasing fee take effect only after we have secured qualified tenant(s) and income on the property has begun meaning we only get paid when you do.
